Strategy in brief
We build one price page for every Dubai building and community, with sold prices by unit, asking prices, rents and yield. People search for building names far more than for market topics, and the pages that rank for those names today are thin on prices.
Build
One page per building and one per community, on a single location tree. Residential first, commercial next.
Each page opens with the answer: the latest sale, the median price, the change on the year and the yield.
Then the tools: a price check for one apartment type and floor, a unit lookup, yield and purchase-cost calculators.
Then the evidence: every recorded sale, floor and position effect, asking against sold, resale gains, nearby towers.
Then the facts, the questions people ask, and the method and sources.
Two test pages exist: Merano Tower (residential) and Clover Bay (offices).

Unit-level sales are the part others do not show openly. The rest makes the page complete.
AI
AI answers on Dubai property cite a brokerage, YouTube and the Land Department more often than the portals. No price-data site is cited at all in the UK.
A site whose data sits inside an app is not quoted. DXBinteract is recommended on Reddit yet cited in only 97 AI answers in the UAE, against about 10,000 for each portal.
So every number on our pages is in plain text and tables, with its date and source, under a heading phrased as the question.
Traffic
The model is Propsearch: a small Dubai team with a facts page per building. It earns about 2.2 million search visits a month in the UAE, close to Property Finder, and almost all of it comes from building-name searches.
It got there with full coverage and facts on each page, over about 11 years. Links, Reddit and AI played little part.
Bayut shows the same pattern: building and area guides are about 2% of its pages and bring 53% of its search visits.
Our plan: publish full coverage at once, win the price searches first ("sold prices", "price per sq ft", "service charge"), then the building names.
The UK is a separate, smaller market that searches at city level (prices, buying, moving, visa). It gets its own short set of pages.
What is still missing
Our own photographs and a visit note per building.
A named, licensed reviewer.
Rent contracts, so yields use agreed rents, not asking rents.
Time. Price searches can move in 3 to 6 months; building names take 12 to 24. These two ranges are estimates.
